Repairs & Maintenance


I have a small portfolio of properties, which, over the years I have had little success with Letting Agents. A few years ago I started to use Hugo James Property and have been very impressed. They find good tenants quickly and any maintenance issues that arise are dealt with in prompt and efficient manner. Communication and payment is also very good with payments and statements arriving at the same time each month. REPAIRS


As your managing agent we are your first point of call should anything go wrong in your home.  You should contact us within 48 hours so that we can act quickly to prevent further damage occurring.

 

Your landlord is responsible for the general upkeep of the property – this means that when the fixtures and fittings inside or outside the property break down or wear out, he/she is liable to repair them.

You are also liable for some of the upkeep of the property – all consumables which would be used in the day to day living in the property (ie light bulbs, cleaning products etc) and all breakages (ie those things which are damaged through misuse or un-tenant-like behaviour)

 

EMERGENCIES

 

We have an emergency telephone number for times when you feel that you must contact a member of staff out of hours – 6pm – 8am Monday – to Thursday and 6pm Friday – 8am Monday (hours will be extended for public holidays).  This number should not be used to report general maintenance and those tenants who do use the number should be aware that if we consider that their call is not for a genuine emergency (ie something that cannot wait until the next morning to be reported) we will impose a £25.00 misuse fee.

(We will attend the property with keys if you cannot gain access, however there will be a charge of £45.00 for attendance during office hours and £65.00 out of office hours)

 

Gas leaks should always be reported to TRANSCO IMMEDIATELY

 

We are committed to Total Quality Management with all our systems and processes and would like to know how the repair at your property was carried out? As part of this commitment we regularly check with a selection of tenants, via telephone, how the maintenance team carried out the repair and how they conducted themselves.
